We Handle the Complexity
Building on private land carries real complexity: site engineering, drainage and grading, septic and well or utility extension, access roads, and permitting. For waterfront parcels there is TVA shoreline permitting and slope work on top of that. We manage all of it, coordinating with your architect, surveyor, and the relevant authorities so the path from raw land to finished home is clear and calm.

What is your process for evaluating my land before we design a home?
Before any design begins, we assess the parcel in full — topography and slope, drainage, soils, access, utility availability, view corridors, and any shoreline or floodplain factors. Many clients bring us in before they purchase so the lot is vetted before they commit.
How do you handle utilities like water, septic, electric, and internet on rural land?
Building on private or undeveloped land often means extending utilities or engineering a well and septic system. We coordinate these from the outset — power, water, septic design and perc testing, and connectivity — so nothing is discovered late.
What affects site-preparation costs on land with slope, rock, or difficult access?
Grade, rock, soils, drainage, and the length and difficulty of the driveway and utility runs all influence site work. We evaluate these early and fold them into a transparent budget, so the land's realities are understood before design is finalized.
Can you guide me through zoning and permitting for my specific parcel?
Yes. We manage zoning, setbacks, and permitting with the relevant city or county authority, plus TVA shoreline review on waterfront parcels, so the path from raw land to finished home stays orderly.
Do you build in subdivisions, or only on private land?
We build exclusively on land our clients own and never from a subdivision catalog. If you own a lot or acreage in East Tennessee, we design a one-of-a-kind home for that specific site.
How is the cost of a build-on-your-land home determined?
Each home is priced to its own vision — the design, the site work the land requires, and the level of finish. Rather than a fixed range, we build a transparent budget around your parcel and program from the very first conversation.
